Deepdale Gardens Corporations Rules and Fines Notification
Shareholders, who are not compliant with the Rules and Regulations of Deepdale Gardens Corporations, will be imposed with the following fines. All violators will receive written notification stating the fines before they appear on their next maintenance bill. The Corporations reserves all rights it may have under its bylaws, certificate of incorporation, proprietary lease, application rules and the Rules and Regulations of the Corporations. A complete copy of the Corporations rules and regulations are available at the Management Office.
Appliance fines of $500, plus back charges up to one year for each appliance not reported in writing to the Management Office, which include:
- Washing machine
- Dryer (gas or electric)
- Washer & Dryer combo (2 units) a monthly charge for each machine.
- Washer/Dryer combo (1 unit) receives a monthly charge for each function. Washer & Dryer billed separately.
- Dishwasher
- Air conditioner
- Jet Tubs
All Appliance installation MUST be reported to the Management Office in writing. All major appliances must be Energy Star rated if the appliance is available with the rating. Non Energy Star rated appliances will incur a $10.00 monthly charge per appliance. The form can be obtained from the Management Office. It is the shareholders responsibility to notify the office in writing of all new installations.
Carpeting fine of $500:
For not carpeting the living room, hallway and bedrooms with wall- to- wall carpeting or approved alternative floating floor. The dinning room at least 85% covered (area rug). If you are interested in cork flooring or alternative floating floor please contact the Management Office for the specifications. Only approved flooring may be installed.
$500 fine for harboring a dog in your unit. This is whether you own the dog, or it is just visiting. If the dog is not removed immediatlely you will continue to accrue a $500 monthly fine until the dog is removed. Deepdale has a NO DOG HARBORING RULE.
$500 fine each month your unit is being sublet without permission from the Corporation and the termination of your Proprietary Lease.
$1,000 fine will be imposed for apartment renovation without an approved Alteration Agreement. The alterations will then be inspected by a licensed plumber and a licensed electrician at the shareholder's expense. The inspection will confirm that the improvements are up to NYC building codes. All violations must be cured by the shareholder.
$1,000 fine for attic improvements, plus the shareholder(s) will be responsible to restore the attic to its original condition at their own expense.
$25/$50 fine for parking violations.
$50 late charge will be imposed for carrying charges received after the 10th of each month. If the balance is carried over to subsequent months, the late fee will increase by $50.00 per month (Ex. Second month $100.00, Third month $150.00). The late fee continues to increase until the account reflects a zero balance.
Garage leases will be terminated if; the garage is used for storage of personal items and not to store the shareholders duly registered automobile. If the shareholder subleases the garage to a third party the lease will be terminated. Any shareholder who is sixty (60) days or more in arrears in maintenance payments and/or if the shareholder is deemed a chronic late payer, by the Board of Directors, they shall have their garage lease terminated in accordance with its terms.
Shareholders, who do not comply with the New York City regulations for having a working smoke or carbon monoxide detectors installed in their dwelling, will incur the cost of any fines and/or legal expense imposed upon Deepdale Gardens Corporation for the violations.
Note: Insurance certificates must be submitted to the Management Office annually upon renewal. All shareholders are required to a carry a minimum of $300,000 liability insurance.
